In South Carolina, real estate closings are supervised by an attorney. That rule protects you as a buyer: an attorney checks title, oversees the documents and makes sure your deed records properly with the county Register of Deeds, called the Register of Mesne Conveyance in a few counties.

With owner financing you sign a promissory note and a mortgage at that closing. The deed goes in your name the same day. Your payment is fixed, there is no balloon, and you can refinance into a bank loan whenever you're ready.

The biggest South Carolina advantage of owning is on your tax bill, and it's covered below. If you're comparing this with a rent to own listing, that tax difference alone can be worth a lot each year. See who qualifies.

The 4% legal residence rate

South Carolina assesses a home its owner lives in at 4 percent of value. Other homes, including rentals and second homes, are assessed at 6 percent. A legal residence is also exempt from school operating taxes, which together can cut the tax bill by more than a third.

You have to apply for it with your county assessor, before the first penalty date for the tax year, and you have to own and live in the home. A rent to own tenant can't apply, because the landlord owns the home. With owner financing the deed is yours, so the 4 percent rate can be too.

South Carolina owner financing questions

How does owner financing work in South Carolina?

You sign a promissory note and a mortgage at an attorney-supervised closing, and the deed is recorded in your name with the county Register of Deeds. Payments are fixed, with no balloon.

Do I need an attorney to buy a home in South Carolina?

South Carolina closings are supervised by an attorney. That protects you: the attorney checks title and makes sure your deed records correctly.

Can I get the 4% tax rate with owner financing?

Yes, if you own and live in the home and apply with your county assessor before the first penalty date for the tax year. The deed in your name is what makes you eligible.

Who pays the deed recording fee in South Carolina?

It's generally the seller's responsibility. The fee is $1.85 per $500 of value, $1.30 to the state and $0.55 to the county.

What happens if I rent the home out later?

The 4% rate only applies while it's your legal residence. If you move out and rent it, tell the county assessor, because the rate changes to 6%.

What credit score do I need?

There is no minimum credit score. We qualify buyers on income and down payment.
